Our newly built Drees home outside of Austin, Texas is covered in mold with a wet foundation and the most piss-poor construction imaginable. Everything is failing – floors, windows, roof, walls, it’s a complete nightmare.
This company sends out idiots who pretend to care until you push back and stand up to them for selling you a million-dollar piece of crap they would never put their own families in. RUN!

Poor home quality

I used Drees to build a semi-custom home. The house cost over $1.5M.
I am very disappointed. Their quality of workmanship is poor.
I have sliding glass doors that are falling apart, closet doors that no longer open, fire alarms that constantly go off and many other issues. Stay away.

I would NEVER recommend them or build with them again!

I had a very bad experience about Drees home . We bought custom home from Drees last year .
There were many issues highlighted during the closing and Dress told us that they will fix all these issues ..but it did not happen ..their customer service is very bad .. customer has to follow up many times and call them up to fix these issues ..they don’t even maintain inventory of issues and we need to keep on reminding them time to time .. they will talk about all fancy things during sell but when they actually deliver product you will be disappointed . They left big hump in the floor of master bed room entrance ..they took almost 8 months to fix that issue ..when they fixed that they did sloppy work and now created a small slide in the bedroom entrance ..it is really disappointing ..i read many reviews regarding this ..when they fix one issue they actually create another issue ..now i need to follow up again to fix this issue ..their workers even don’t clean up the mess that they create and expect customer to clean the mess they create during fixing.
Will not recommend this builder to anyone .
If at all you are buying, please make sure to inspect the house with professional inspector before closing and warranty expires . Their quality depends on who is your contractor and sub-contractor they don’t have any fixed standard.

Horrible materials used

The lumber used for the studs is the worst I have ever scene. I have never scene lumber of this quality on the shelf at the home improvement stores.
I think they bought cheap lumber for a deeply discounted price so they could make a profit. None of the wood has level sides.

Absolutely the biggest fraud in Home building

I had Drees build a so called custom home for me and my family in 2016. Since closing I have had a basement flood and rot my drywall, I have had drainage placed 4 feet off the house causing water damage, I have asked for repairs for over 1 year and still not complete and to top it all off, my AC just went out and i was told that since my warranty with Drees expired, I’m on my own and can wait 5 days to have someone take a look- it’s 95 degrees here. So Drees, I will do all I can to inform consumers about what a joke your company is, how you have zero customer service and warranty Dept is in charge of your sales prevention department.

My experience with Drees has been a complete nightmare. Having owned multiple homes across the US, I can say that this has been the worst encounter I’ve had with any builder.
It starts with misleading marketing tactics and false promises. During the design phase, essential upgrades were either completely forgotten or unavailable. Their floor plans and design center options are like relics from over five decades ago. Throughout the construction, critical installations were frequently overlooked.
Attempts to rectify these issues resulted in poorly executed patch-ups and touch-ups. The paint used is of shockingly poor quality. The painting contractor did such a substandard job that it resembled work one might expect in a budget home rather than a high-value property. Despite investments in upgrading kitchen fixtures, the delivered cabinets are so poorly crafted that they pose a constant risk of causing injury.
Drees charged exorbitant premiums for lots infested with overgrown bushes and poison ivy. Moreover; they neglected proper yard grading; leaving uneven surfaces that collect water; presenting a potential hazard. Their touted 90-day warranty turned out to be merely a fagade. When I brought numerous defects to the attention of their customer rep, I encountered indifference and a complete lack of accountability.
Their dismissive attitude suggested that addressing my concerns was a favor. In summary, Drees lacks the expertise needed for high-value residences.
The materials used, the builder and labor skills are below standard, resulting in a living experience akin to residing in a flimsy cardboard structure. Customers who invest their life savings and future security into a home; it is disheartening to see Drees prioritize profit over delivering a quality product / service.

Warning to Buyers

This company builds terrible quality homes and then doesn’t honor their warranty to correct issues, which we’re about to take them to court over for breach of contract. It’s not just little things – in our first year of ownership we have had to have the floors replaced, walls rebuilt so they are square; siding is falling off the house and wavy and out of alignment, lights not working; leaking tub, sinks not working; the trim was atrocious with 1″ gaps between wall and trim work, damaged countertops, crooked/broken cabinets, leaking windows – all from a brand new home!!!
No QC at all; no pride in workmanship; no acceptance of responsibility from the builder, it’s a constant fight with them to correct their shoddy work.
Look up their BBB rating to see this is a systemic issue with them.
You’ve been warned!

Drees sold us a new build home and the floors have high moisture (water coming up from ground into concrete foundation and into wood floors) and discoloration! There are sections of our flooring that have been remediated for MOLD and the builder gaslights us saying this is isolated and minimizes the fact that there are at at least 30 plus homes in Wolf Ranch that have flooring and mold issues!
DO NOT BUYA DREES HOME! They have so many moldy homes its horrifying and no one can sell them because, well, MOLD!

Ongoing issues with Air Conditioner – Drees will not fix

We purchased a Drees home in June 2021. The AC has not worked properly since we moved into the house.
Each time Drees sends someone out to tell us that we it’s normal for the house to be 86 degrees with the AC blasting if it’s 98 outside! They kept this up long enough to avoid the original 1 year warranty on the house. Recently the AC started turning itself off. We checked and heard a small crackling sound, so my husband opened to find that there’s a short in the wiring of the AC.
We called Drees, and we were told that his opening the panel to check on the crackling sound voided the warranty. They left without doing anything. Despite the fact the AC hasn’t worked right from the beginning and despite the potential for a fire hazard, Drees once again avoided fixing their significant problem.
I want to put out a sign warning everyone to avoid buying from Drees.
They have handled our situation horribly and callously. These homes are too expensive not to have functioning AC in the south!
Preferred solution: The AC fixed or replaced.

Drees not being responsive considering money we have spent!

We closed on our house this year on March 20, 2023! We appreciated our sales associate but things with the builders…not so much.
Since our rushed walk thru the week that we closed, the Super or the project manager has come back to do anything they said they would do. We still have type on the wall where towel racks should be hanging, splattered paint on our expensive wood tray ceilings that were not cleaned, about 4 doorknobs that have complete fallen off because they were installed wrong; screws missing from door hinges; bad paint jobs, lightbulbs missing from fixtures; chipping already in primary bath and no one has come back or responded. We spent over $650,000 on our home and thought they would do a better job.
WE searched for 4 years for a perfect home and as a Real Estate agent I am very disappointed. We didnt mind paying the expense but we would like some good customer service.
Pros: Beautiful project from the outside
Cons: Poor account management and customer service
Preferred solution: I would like for someone to address our concerns and fix them.

The warranty team is awful. If you have any issues at home, please fix them at NHP and/or during the 30-day move-in period.
The warranty team ignores all issues you raise after that. This is the worst customer warranty team ever. CB Jeni or Normandy is far better than Dress Custom Homes.

We closed on a Dree’s brand new inventory home August 2023. Fast forward to Oct 2024 and we find out that we had a moisture problem with humidity levels reaching 70% or higher and staying there for long periods of time. Which caused an overgrowth of mold expanding throughout my entire first floor of my home. Now we are being forced to vacate the property. Drees will not provide a place for us to go, or any information on reimbursement and this involves at least 8 more homes on my street alone! They have been hiding information and are taking months to get my reports to me. They will sometimes respond to my questions I ask them with generic apologies but no actual solution. We need Drees to come up either a plan to repair the home and with a reimbursement plan so we can move forward with our lives and get our 8 year old daughter back to some normalcy.

We purchased a new build market home in June 2023 in the [blurred] community. Since then, we’ve had numerous roof leaks, only one of which has been fixed at no cost to us. We finally had another company come out today (after drees told us they would no longer do anything when we kept discovering new water damage) and he told us the shingles were placed incorrectly, so driving rain is able to get into our house. They also didn’t seal the ventilation pipes or the chimney correctly when they built the house. They also refuse to take accountability for it. Do not use this company!

Furthermore, since we built this house 3 years ago, we have replaced the microwave twice, found black mold twice behind the microwave, replaced the kitchen faucet, flooring is begining to peel up in several areas that there is no water, replaced the entire hall and half the kitchens ceiling, leaking roof, bathtub crack, cedar post cracked greater than a half inch to inch, yard was never leveled before laying grass, so much sheetrock dust and saw dust in the upstairs ac unit its going to cost 5k for them to clean and repair, and false advertisement buy selling us a premium lot with trees and then cutting them all down with no money back or replanting the trees. This is all in Three years
This is the worst built home i have ever lived in!!! Now your telling me from the time 2 1/2 years ago when we put the original ticket in on water leaking through our ceiling you are not going to replace the tub that has been the cause this entire time?? The crack has gotton worse over time hence why no one detected it before. They never could find the roof leaking but you all never thought about checking the tub. You are refering me to have a patched put on? Do you really think i am stupid??!! That is a bandaid only and does not hold long (Normally 3-6 months). I am beyond aggravated with Drees and this shotty build. I would like Drees to address the following issues. Replace bath shower combo with walkin shower, repair floors and pay for ac cleaning and any repairs to ac, and plant all trees that was mistakenly cut down that was not suppose to be cut down base on the plots. I have saved if they dont have.

I recently closed and moved into my new Drees home..sloppy work and poor quality everywhere. Subcontractors are doing horrible work…so final product is inherently below average. My friends built a house with another builder , smaller, half as much money, but build quality and delivered product far exceeded my Drees home.
My analogy of Drees is; “they are the Cadillac of home builders”- back in the day, at one point a Cadillac was a premium product. Not anymore-just a chevy in a pretty box. Poor build quality, cheaper materials, etc…losing market share year after year while the competition Continues to improve. Not worth the high per square foot cost. Not a single home buyer on my block is happy…all of us have 2-3 page list of issues.
Just wondering when Drees is going to get tired of all the extra time, materials, and rework costs. My house could’ve actually closed 3-4 weeks earlier had it not been for all the rework, repairs, and scheduling problems. Example: 10 days before closing my entire, approximately 13 cubic yard, concrete driveway needed to be ripped up and replaced due to a sloppy install. Good luck trying to get “customer care” dept. to help….took three weeks for someone to get back to me and make an appointment to see issues in the home. Luckily I’m handy and have been fixing things myself- although I do feel like a chump when I’m on my knees reattaching duct work that was never secured to the subfloor …..etc….

Our home is non stop issues. We have had plumbing leaks from day 1 and still to this day 2 years later have an active leaks. Every time a leak is repaired another starts. Every joint in the plumbing breaks down the line when they make a repair. We have mold as a result. Our windows leak when it rains. The stones have fallen off the front of our house even after being repaired . Our yard has tree stumps and garbage that they refuse to remove. We would NOT purchase another Drees house. There are many other issues with this home. Wish we hadn’t moved!!!

We had our home built by Drees company in 2021. Prior to closing we hired a private home inspector who noted that the install of the gutters was done incorrectly. We immediately made Drees aware of this. We were lied to and told that this was their standard detail. Since then we have had water that leaks into the soffit of our home causing damage. We have reached out to Drees company on multiple occasions, have been promised contractors who never show up, and given the run around regarding these issues and they have now told us they refuse to solve the problem.

Horrible experience!! Buyer beware if you are working with drees or potentially looking to start a
building process I would stop right now. The sales rep that we worked with Erin R • was
not honest with us from the first meeting. There were so many hiccups & lies through the entire 3.5 month sales process. She never once did a lot walk with us and was telling us to look at lots that fit our criteria of what we were looking for and when we would go and see the lot it was not even close to what we were looking for. Zero knowledge on the communities and what house/elevation would fit on the lots. By the time we finally got through the dreadful sales experience and finally found a lot that worked with the home/elevation we wanted. We signed a contract &made our deposit. A couple days later she called me to say she had “good news” and needed to adjust the $20k promo and needed me to resign the updated contract. The sales team is EXTREMELY UNETHICAL and they are only after your money and a larger commission check. I asked to speak with her sales manager to express our frustration and an explanation on why the contract was being adjusted/decreasing the promotional savings. The sales mgr Chris W was by far one of the most unprofessional sales people I have ever spoke to. No wonder his team is trained the way they are. He could care less about our experience with Drees and kept saying “here at drees we believe money doesn’t buy happiness” Even though they offer a $20k promo directly on their website of course they know helping people save money buys happiness. This guy was a total joke and Drees leadership should know how unprofessional he was for being a sales manager. The customer service was nonexistent and he said the contract was not valid until leadership signed the contract as well. The whole process was a complete nightmare, we walked away because there were so many red flags that we tried to look past but this last one was a huge sign to not move forward.

We had 3 inspections done (3/2/22; 6120122 and 5/30/23) and Drees had 3 opportunities to repair things. They did not. We met with Chad Z and he was far from helpful. Roof repairs have not been done (and we are entering hurricane season), the bathtub finishing is chipping, there are cracks in the ceiling and by the bathroom window, there was a vent upstairs that was and still is covered by the drywall, the drainage in the spare bathroom is slow, the air handler is leaking, the exterior wall penetrations are not sealed, there is no downspout on the secondary roof, the water meter box is not installed properly, our shower door was installed incorrectly, we have visible joint seams, our shelving was not installed properly, the garage door is in need of repair (will not reverse when met with resistance), which poses a safety hazard and the attic door in the mechanical room is not attached to anything, just screwed into the trim. We hoped Mr. Z would be receptive and would provide the customer service that Drees Homes claims to have, unfortunately, that was far from the case. He told me that Drees Homes “does not have to fix anything on an independent inspections, only county inspections”. When asked several times for him to provide me that information in writing he refused, stating “I don’t have to”.When asked if he can help me to understand what is covered under warranty, he told me “no, that is the homeowner’s responsibility”. It seems that Drees claims on it’s website about having “Stellar Customer Service” is anything but honest These photos were taken during our inspection and today. Anyone who is considering building with Drees Homes, specifically the Jacksonville Division. Their homes may be pretty on the outside, but the quality is terrible and the customer service is even worse. Once you sign, you are on your own. I also suggest that you steer clear of this company, it has been issue after issue and no one is willing to do right thing.

We custom built a home In the Viridian Island community in Arlington Texas. Drees was supposed to be a reputable and trusted company but it turned out to be very wrong. Starting to the end of the construction process we have had to micro manage and point out to the deficiency in the construction process.
- First off the sheet rock was not sealed at the corners per city code.
2.Improper under sided drip edge has been installed at the perimeter of roof top and not extended to 2 inches as per city code. This has been reported twice and has not been fixed. Their defense is that city has approved the construction
- They installed a wrong size fire place and had to fight tooth and nail to get it replaced.
- The accent tiles in the master bath was supposed to be approximately 4 x8 ft but was installed 4 x6 ft. They tried to defending it says approximate 4×8 ft and not exactly 4×8 ft. They had to educated that a difference of 8 sq feet does not mean that they are installed the right size. then they blamed it on the tiles shortage. we were given an option of selecting new tiles. After selecting the new tile within 2 days they had the floor fixed with the original tiles we had selected.
If I had not noticed and taken both the fire place and bath flooring issue I would have been delivered with a smaller size and an very ugly looking fire place.
- Carpentry work is very substandard. Stair case is very poorly built and is of substandard.
- Painting is very substandard.
- Countertops are all cracked and broken. We were not even informed that the counter top was porus and should be sealed. We came to know about it when the water stains was making the counter top look dirty and ugly.
- Most my plants are dead.
Over the quality or work is very poor and if not noticed and pointed by us they will not mention it. They tried to cheat me. There are still many issues to mention but I have exceeded the word limit allowed.

Our Drees home has been officially deemed unlivable due to widespread toxic mold, a direct consequence of significant construction negligence. As of June 2025, despite these three failed remediation efforts, our home remains contaminated with toxic mold. This is not an isolated incident. We have communicated with at least ten other Drees homeowners within two sections of the [blurred] subdivision, all of whom have either experienced or are currently battling mold issues. Furthermore, I have spoken with Drees homeowners in [blurred] subdivisions who invested over one million dollars in their properties, only to find them uninhabitable due to mold. In our case, Drees replaced HVAC units and added spray foam to the attic, but critically, they never gutted the contaminated walls and ceilings where the mold originated and proliferated. Adding to
our concerns, an investigation initiated by me with the [blurred] has unearthed
troubling evidence. This investigation revealed that companies paid by Drees have issued fraudulent clearance letters, falsely claiming our home was free of elevated mold levels. In another alarming instance, a Dallas-based company, also a [blurred] mold advisory board member, issued a six-page report to Drees stating our home was mold-free and required no remediation. However, this company never physically visited our home to conduct an investigation or perform required mold testing, a mandatory protocol for [blurred] Mold Consultants. Despite presenting Drees with independent mold testing reports confirming the continued presence of mold and formally requesting that they engage a new, competent remediation company, they are now exhibiting significant delays and a lack of action. Compounding these issues, we have recently discovered
that our property also has foundation [blurred] have been warned!

Constant problems since we moved into our home in April. Construction manager seems incompetent and warranty/customer service [blurred]. To get issues fixed has been like pulling teeth! Often times when they say someone will be there to fix it no one shows up and no one lets us know they are not going to show up. I have had to just fix a bunch of things myself since they are incapable. You know its bad when the construction manager doesnt even know how to do the job!One of the issues they forgot to put an entire AC duct in for our 3rd bedroom. Multiple people passed this at inspection. Crazy how many incompetent people were involved! When working with warranty about it, [blurred] (warrenty manager) mentioned this happens sometimes and basically that it wasnt that big of a deal. That right there tells you all you need to know about Drees When reaching out about issues with warranty/customer service they often try to spin it back on the home owner being at fault.0/10 would not recommend Drees to family, friends or strangers. Truly disappointing in every way. I have had homes built with other builders and did not have any issues like this. Drees truly sucks! Do not buy with them.

The last minute removal of a $10,000 credit that was promised to us from the beginning is the final straw. I would normally say make sure you get any discount in writing, however we did and they are refusing to honor it. My wife, Drees management and myself have signed at least 5 contracts with the discount listed, no mention of it ever being an issue. Eight months ago we emailed our sales agent [blurred] specifically asking if we were still getting the discount again with no mention of any issues. $10,000 is a lot of money to our family. We have had so many issues with the building process I cant list them all here. Dont believe what you are told in the model home/ showroom, you will be disappointed in the design center! Dont trust what you see in the design center; it will not look like that in your home. After that youre turned over to [blurred] who had disregarded and disrespected my wife on several occasions. When we brought up things that need to be fixed during the walk through the tape marking the items was just taken down and we were told we only build to model home quality. FYI when the person doing the walk through with you mentions they had already marked the same issues and they were not fixed that’s a bad sign. They have really stolen our excitement of building and moving into a new home. Drees’ homes indifference and inability to make this right is disgusting.

Predatory company that tries to waive all your rights as a buyer. Uses the cheapest unskilled contractors and asks for maximum price for a home. Their homes become biohazards in only few years due to severe construction errors and the company does not care. Their contracts protect them from you taking them to court or doing a class action lawsuit. Their homes are moldy to the core, their management evil to the core. In any other civilized country this kind of business would’ve lost its operating license forever. The state of Texas should protect people from companies like this but they don’t.

I contacted Drees warranty department in [blurred] office regarding multiple large cracks/separations on the exterior wall of my house in Oct 2024, and they sent out a tech to measure the foundation and issued a report which they stated there were no foundation failures.
I then hired two independent structural engineers from two different firms, both with PhD in structural engineering and both came on site to visually inspect the cracks and personally take the measurements. Both reports showed foundation settlement/partial failure requiring repairs to prevent further damages.
I reached out to M [blurred] L [blurred] president of [blurred] division, and invited him to
come over and personally inspect and assess the extent of wall cracks/separations but he refused stating a visit is not beneficial. Furthermore, I exchanged several emails with M [blurred] asking him some valid questions about my concerns as well as about the content of the report issued by Drees, and he evaded all my questions.
M [blurred]’s handling of my concerns as a consumer and a homeowner is both very unprofessional and unacceptable for someone in his position. Due to his incompetence in addressing my issues, I then reached out to D [blurred] Drees in the corporate headquarters in Kentucky for his assistance in attaining a resolution. Neither him nor his office has responded to my inquiry. This chain of events led me to file a complaint with BBB today.

We signed up with Drees in [blurred] and many items were not told by the salespeople between standard and option and design center also not helped to choose.We selected granite countertop whereas they installed different one and Drees is not agreeing and they say there is a variance but it was totally different and being the quality is poor it needs to be resealed each month actually we paid more to upgrade the granite All the wood floor has knots (each plank has knots looks ugly as the wood floor we chose was the light color and finishing of the house is not good Drees sales person was rude and explained nothing and the design center has a few options and selected and all the selections were discontinued and we need to select from the very few items and we wanted sink in the laundry they never mentioned it as option and when we are ready to pay also they said they cannot include . Lots of changes in the builders we have 5 or 6 builder for this home only and they made us as a football from one to the other and nothing was resolved.

Do not purchase a home with Drees. We were repeatedly lied to about communication around our contract. Told documents were going to be finalized, then wouldn’t hear from them for days and then told something completely contradictory to what they said before. They kept forgetting their excuses, or what the lie they’d previously told and was embarrassing to see them trip over themselves constantly. They even told us on several different occasions that everyone in the company was headed to some Carribean location and that’s why we didn’t hear back. lt was very clear that they were not actually doing what they said they were going to do and wanted to hang onto our deposit as long as they could, even though they were contractually obligated to return it after the contingency date ran out.

As a retired military and federal government professional, my decision to purchase a Drees home was made with the expectation of finding a permanent, ‘forever” residence. However, based on our experience, I cannot, in good faith, endorse or recommend Drees Homes to any prospective buyer. To do so would be deeply irresponsible given the profound issues we’ve encountered.
Our Drees home has been officially deemed unlivable due to widespread toxic mold, a direct consequence of significant construction negligence. Over an eight-month period, Drees Homes engaged incompetent remediation workers who, across three separate attempts, failed to properly address the mold contamination in our home.
As of June 2025, despite these three failed remediation efforts, our home remains contaminated with toxic mold. This is not an isolated incident. We have communicated with at least ten other Drees homeowners within two sections of the Meridiana subdivision, all of whom have either experienced or are currently battling mold issues. Furthermore, I have spoken with Drees homeowners in Austin subdivisions who invested over one million dollars in their properties, only to find them uninhabitable due to mold. In our case, Drees replaced HVAC units and added spray foam to the attic, but critically, they never gutted the contaminated walls and ceilings where the mold originated and proliferated. Our family suffers from severe mold allergies, and we are experiencing numerous debilitating symptoms from this toxic exposure.
Adding to our concerns, an investigation initiated by me with the Texas Department of Licensing and Regulation (TDLR) has unearthed troubling evidence. This investigation revealed that companies paid by Drees have issued fraudulent clearance letters, falsely claiming our home was free of elevated mold levels. In another alarming instance, a Dallas-based company, also a TDLR mold advisory board member, issued a six-page report to Drees stating our home was mold-free and required no remediation. However, this company never physically visited our home to conduct an investigation or perform required mold testing, a mandatory protocol for TDLR-licensed Mold Consultants. We have learned in the process that we cannot trust any company paid by the builder. We have learned to pay independent testing companies, in order to confirm the results given to the builder from companies they have paid. If you have a mold issues, we recommend Texas Mold Inspectors; they provide detailed mold testing with integrity.
Despite presenting Drees with independent mold testing reports confirming the continued presence of mold and formally requesting that they engage a new, competent remediation company, they are now exhibiting significant delays and a lack of action. Compounding these issues, we have recently discovered that our property also has foundation problems. You have been warned!

Dear Drees Team, I hope this message finds you well. My family and I were quite excited to move into our new home built by your team, especially with our 2-year-old. However, the move was quite challenging as we were managing the move, temporary housing, and caring for our toddler. Initially, everything seemed to be in order, but after a month, we started noticing numerous issues that should have been addressed by the builder as part of quality control. Our home was built within six months, and we can’t help but feel it was rushed. Given the $1,269,000 price tag, we had high expectations and never anticipated encountering such sloppy work. For instance, our cabinets need repainting, there’s paint splatter, known issues with stained cabinets, and plugs coming out of the ground that haven’t been addressed, among a laundry list of other items that require correction. We have been attempting to get these issues fixed, but the process has been extremely slow, and we are being asked to wait until the 11-month inspection. Issues that were identified before closing still haven’t been resolved, and we find ourselves having to repeatedly explain the problems. This ongoing situation has left us with a continuous trail of dust and mess as we try to get these issues addressed. It has been a tedious process, and we still haven’t been provided with a clear and concise plan to rectify these issues, which is frustrating on many levels. We kindly request a more immediate and effective resolution plan. We understand that some issues may take time, but clear communication and a proactive approach would go a long way in alleviating our frustrations. Never Again
We were very impressed at our first few meetings with Drees Sales. Once we were into the process, from design center to closing, it was disappointing to say the least. The design process was a challenge all the way through, the build manager lied about items being completed when he wasn’t even on site or hadn’t been on site. The quality of work that was acceptable by the Drees team was disgusting. After repeated notifications items were still not completed. One driving factor was Drees wanted to close by a certain time rather than providing a home, that was to be our dream home. We conceded on hundreds of items, left to take care of on our own. And I really wished we hadn’t.

Quality went Downhill – way down
Where do I start? Multiple structural issues were discovered by us (builder did no quality check to ensure the contracted structure is in place), windows and doors are not aligned (either tilted or one is an inch up & next window is lower). A ton of issues (including cracked granite countertops) are still not taken care of even after contacting customer support.

It took us 20 months for the construction to happen. Finally moved in end of October, responsiveness from the builder is almost null. We have to chase for everything. There was never an instant where things happened without us asking multiple times. Still living in a house without cabinet hardware. Things were build non standard. Eg few door height are non standard because of which we are not able to find compatible doors. Overall experience of building the house is terrible, except our sales manger. Everything else is a joke

Worst experience we have been through.
It was a very difficult process that took over a year. As buyers we had to manage the project and were constantly catching mistakes. The craftsmanship was very poor though-out and many things had to be redone multiple times. Which delayed the timeline. We have been in the home for 2 months now and have a long list of items that still need to be fixed. Electrical, tile, flooring, cabinet (are horrible), missing shelf and rod in laundry room, pavement repair, etc. when providing feedback earlier on Drees never reached out to discuss our issues or concerns. We would not recommend Drees to anyone.

Our Drees Home (NKY) to the tune of $500k has been pretty sad. We liked our builder (I learned this means the person who is in charge of managing the job), but good grief: what a chit-show. Definitely suck it up and pay a building inspector before you sign off pre-move-in. Unbelievable how CHEAP the materials and quality. The problem is, once you have a contract and proceed with arranging to leave another residence – purchased or rented – they know you’re between a rock and a hard place. All in all, we’ve learned to loathe this company.

Be very careful from buying with Drees, our experience in Florida was horrible. After the home was almost finished my wife found out thru St. Johns County in Florida that the home was always going to need a grinder pump-a 8 by 3 septic tank basically, when we confronted the project manager he denied that a grinder pump was needed and changed his answer 2 weeks later, When we told the sales person that we no longer wanted the home due to the grinder pump, and we were never informed of this by Drees, until we showed them the paperwork from the county. We were told sorry too late you can’t have your down payment back. We filed a complaint with the BBB and Drees mislead with a statement that we where informed at the beginning which is not the truth. They kept our down payment and no lawyers in the area will go up against them. Do be very careful with Drees, for us they did not inform us of multiple issues, and they just dont care once they had their down payment

We closed on a Dree’s inventory home 8/23 and due to their negligence involving HVAC, electrical and flooring, we are now dealing with a great bit of mold. It has been a nightmare trying to get them to respond to any questions I have or send over reports. The dark spots on my floor is actually the toxic mold growth throughout the entire bottom floor that has been circulating in my air vents for who knows how long. There’s a good amount of neighbors on my street dealing with the same issue and we’re all now looking for alternative places to stay while still paying for our mortgage AND now a short term rental with no answers on reimbursement or how long it’s going to take. If you are looking into this builder, save yourself the money and headache and go with another one.

We deeply regret buying a Drees home. We foolishly ignored the red flags during their “warranty” period. Very shoddy work all over the house, we were ignored for serious looking issues. No answer from the rep or the manager. Leaky windows both upstairs and downstairs. They fixed those after awhile but didn’t check for damages. They did the absolute minimum for everything but asked for the maximum price. Reselling is a nightmare at this point.
Our child started getting sick and that made me test for mold. Well, mold it is indeed. In our house that was built in 2021. Drees needs to be sued en masse. We are not the only ones, so I’m sure they can weasel themselves out of these problems.

I purchased a new construction Drees home in November of 2019. I never write bad reviews, but wanted to warn others of an incredibly dangerous mistake this builder made on my home in hopes of making sure they don’t make this mistake again. This winter, I noticed a leak in my ceiling. After multiple roofing and HVAC inspections, we finally figured out the problem. Drees had installed my HVAC systems for gas, but my house *and entire neighborhood runs on propane. Drees should have been aware as they build several homes within this neighborhood. Both HVAC systems had been running dangerously improper, and extremely inefficiently since I purchased the property. Drees dragged their feet on getting an air quality test ordered to ensure my children weren’t exposed to toxic chemicals running through the home. The report did in fact show bad air quality within the upstairs of the home. Drees agreed to replace the HVAC units, but have been impossible to work with to get anything else fixed that was damaged because of their negligence. I would be extremely weary to ever own a Drees home again.

Drees was awful. a very slow and cumbersome design process. They dragged their feet building our home and then started putting the the wrong items. wrong stone, wrong back splashes, missing multiple things we paid for. We upgraded to tier 4 stone and they tried to pass off tier 1. When we wouldn’t accept it they offered to stain the stone to make it look like what we ordered. We didn’t want a house that looks “close enough” to what we paid for we expect to actually get the real thing. Finally, they tried to force us to close and promised they would fix everything afterward, but if we couldn’t get them to fix it before spending the money how would we get them to fix it afterward? We ended up walking away and Drees refused to refund us any of our money. We ended up meeting the people who bought the house and they have spent so much on repairs due to the shoddy workmanship. We really dodged a bullet but still a miserable experience. if you want to pay top dollar for a home that looks “close enough” to a luxury house then Drees is your place. otherwise go anywhere besides Drees.

Drees is an absolute joke. You don’t get what you pay for…you don’t even get half of what you pay for. In an almost million dollar house we had our air go out in the 1st month and it took 5 times calling and different technicians out to get that fixed. Next up a leak in our basement where there was black mold. We cut the dry wall when we noticed the bubble and dripping. All Drees did was replace the small square that we cut out – they did not check for any additional mold and call it fixed. Next up was the 1st of 3 tub leaks from the master bathroom into the guest bedroom. The first completely flooded the room – carpet Funrature, tv, everything wet. They came out and cut the carpet up and tore out the pad. They didn’t ask or care about damage to my personal property-rolled the carpet back and said they would let it dry and they would be back in two week. We got fans ourself and no one came back to put the carpet back down, we had to call. When the carpet finally got put back in a month later the leak started again…not as bad but they fixed it only for it to happen again…3rd times a charm I guess because so far so good. However there is still a hole in my ceiling where the access was not fixed. After about 2 months my master bedroom door would not close and it still won’t despot them fixing it. I have a huge patch of drywall in my kitchen that is an absolute mess and embarrassing for guests to have to see but we just tell them about our lovely experience with Drees when they ask. I would never build a home with them again or buy a home that they built. Find a builder that takes quality in their work – all of my calls are ignored and they are not concerned in the least with making things right. I hope I can save someone from falling into buying a poorly constructed home for far to much!

Choosing Dress was probably the worst decision we’ve ever made. The quality is poor across the board. I mean handiwork that I could YouTube and do better. The design center knows nothing about the homes so you pick selections based on what they tell you to pick only months later to find out they missed something/ordered incorrectly etc etc so you don’t get what you paid for. It took nearly two years to build our home and due to all the issues, waiting, Drees greed, incompetence et all we hate our home. There’s mistakes and subpar finishings everywhere. We paid a stupid amount of money, well over appraisal and still have to go after market to fix what they messed up or simply refused to do. We went through 4 builders on this home and 2 of them were very candid about how horrible working for Drees is and that they had a lot of moral conflict in how Drees was handling things especially on our home. Don’t build with these guys. It’s a competitive market and I’m sure you can find anyone else that would value you as a customer and also get what you paid for.

The most absolute God awful customer service and warranty departments. Shoddy workmanship is an understatement. Drees lies and steals from you. I can provide pics of issues I have had since before moving in. They hire unskilled contractors to do their finishes and to come correct issues and the repair ends up being worse. You pay a lot of money for these homes but the quality does not equate. Our flooring has had issues since the day it was installed and 2.5 years later it’s gotten worse. Same with our carpet on 2nd level. It looks as though we have had it for 15+ years. I could go on and on with ALL the issues. I will share a few pics. Do ur due diligence before building with Drees. They do not care about you or your concerns. They take ur money and ghost you.

Drees is a scam. Do not purchase a home from this company. Since buying a home from Drees in June, we’ve poured money into issues due to their negligence and poor building. The project manager we have worked with is incredibly sexist rude, and aggressive. Steer clear of buying a home from this company, or you’ll be stuck paying out of pocket to fix their horrible work.
